Medallion buys 142-unit Bronx rental for $25M Toronto-based firm is new owner of 12-story rent-stabilized building on Bruckner Boulevard

Medallion Corporation, a Toronto-based multifamily development firm led by the Bleeman family, picked up a rent-stabilized rental building in the Bronx for $25 million, sources told The Real Deal.

The 112,000-square-foot, 12-story property at 3555 Bruckner Boulevard, located in the northeast Bronx’s Pelham Bay neighborhood, has 142 apartments.

The deal closed Tuesday for about $223 per square foot, sources said.

The seller, Abro Management, led by Richard Scharf, owned the building since 1996, when the Cedarhurst-based firm bought it for an undisclosed amount, records show. It was built in 1959.

Last year, 爱上海同城论坛 爱上海同城State Senator Jeff Klein called on the New York state Attorney General’s office to investigate claims of tenant harassment at the building in the wake of tenant protests, according to the Bronx Times. Rosewood Realty Group’s Aaron Jungreis, who brokered the deal, declined to comment. Neither the buyer nor the seller could be immediately reached.

Eli Bleeman, who runs Medallion’s New Jersey division Asden Properties, was among th爱上海龙凤419桑拿 上海龙凤论坛sh1fe investors who acquired a 13-building Bronx portfolio from JPMorgan Chase and Continental Propert爱上海同城对对碰 爱上海同城论坛ies for $90 million last year. America’s priciest listing developer Bruce Makowsky’s $250 million Bel Air spec home is a flamboyant display of luxe living. It is surrounded by a moat-like canal and features an elevator lined in crocodile skin, Hermès plate settings and a Louis Vuitton-designed bowling alley. It comes with a $30 million car collection and comes both fully furnished and fully staffed for the first two years.

Makowsky purchased the site in 2013 for a mere $11 million, according to property records. Sources familiar with the development told The Real Deal he spent north of $50 million to transform it. If it sells for its record asking price, he would net a not-too-shabby $189 million return on his investment.

Whether or not that return expectation is realistic is another matter.

Industry experts have mixed opinions on whether the property, at 924 Bel Air Road, is really worth its hefty asking ask. Some said the price itself will sell the house to a buyer looking for a trophy estate, while others said it is likely to sell in a lower range.

“It’s beautifully done and fun to see,” said Rochelle Maize of Nourmand Associates of the property, which is listed by Branden Williams and Rayni Williams of Hilton Hyland, as well as Ben Bacal of Rodeo Realty. “But the price is inflated.”

All house, no lot

While the home is huge a sprawling 38,000-square feet there is not much land around it, which decreases its value, Maize said.

“It’s kind of smoke and mirrors,” she said. “When you think of someone that [will pay] $250 million for a home or second or third home, you’re thinking privacy or a lot of land and this is all house.”

Maize said the home’s actual value is likely around $135 million, a price point echoed by other brokers in conversations with TRD.

Josh Flagg of Rodeo Realty and Bravo TV’s “Million Dollar Listing” called the listing price “obscene.”

“You could buy 10 acres in Holmby Hills for $90 million,” he said. “Someone will buy it, but I don’t think at $250 million. That would be insane considering [the] Playboy [mansion] sold for $100 million.”

But others argued that the price-tag itself could be a selling point, since a fl爱上海同城对对碰 爱上海同城论坛ashy buyer may want to be known for owning the most expensive home in America.

Tossi dropped hints as to where the chain might go to the Wall Street Journal saying her favorite cities include San Francisco, Seattle, Miami, Chicago and Atlanta.

Though Milk Bar ships its treats to all corners of the U.S., Tossi seems to feel a physical location outside major cities is important.

A new federal class-action lawsuit accuses New York City Housing Authority officials of scheming to exclude apartments from annual lead paint inspections.

The developer of a $200 million project in downtown Yonkers is facing a lawsuit, which claims that construction has damaged neighboring buildings. Gateway Loft Associates and Alma Realty Corp. filed the $2 million suit against RXR Realty claiming construction activities at RXR’s Larkin Plaza development have “caused substantial physical damage” to their buildings, which are adjacent to the project, the Westchester County Business Journal reports. A spokesman for RXR said some minor damage occurred when construction started, but maintained RXR has “worked collaboratively with the neighbor to shore up the building.” The mixed-use project, which features 439 apartments and retail space spread across multiple buildings, has been under construction since December 2016. [WBJ]
